According to the National Association of Realtors, there are about 1.5 million licensed agents, etc., in the United States. However, closer examination indicates that most business transactions and activities take place, as a result, of only a fraction of that number of people. However, it is also important to recognize and realize that each person’s needs, goals, and priorities regarding the purchase or sale of a home may be significantly different, so before hiring someone, to serve and represent you, and your best interests, it makes sense to carefully interview several, to make sure you make the wisest decision for you. After more than 15 years, as a licensed real estate seller, I have developed what I call the, PEMCLITS of superior real estate representation. With this in mind, this article will briefly attempt to consider, examine, review and discuss, using the mnemonic approach, what this means and represents, and why it is important.
1. Prices: There is a slogan that says that selling a house is a matter of price. Although, some owners falsely believe that the best option, as an agent, is the one that recommends the highest initial sale price. The best way to do this requires being able to determine the most appropriate price and the preferable way to proceed is usually to use a Competitive Market Analysis or CMA. This means taking a close look at the competition, comparing homes, which ones are the most similar and comparable in terms of location/region, features, lot size, home dimensions, condition, etc. The best agents realize that when a home is priced right, early on, it generally creates the best set of conditions to sell, at the best price, on the best terms, in the shortest period of time.
two. efforts; empathy; endurance: Hire someone who listens, learns and maintains genuine empathy! It often takes considerable stamina to handle the hurdles involved during the real estate transaction process, period. When you focus your efforts on your clients’ priorities, you are likely to be well prepared for quality representation.
3. Marketing: Homeowners need, and deserve, to hire someone to create a custom marketing plan/system and fully explain their rationale, etc.
Four. Confidentiality; closure: As a client, you deserve the highest degree of confidentiality from your agent. Great agents, hold your hand, from start to finish!
5. Loyalty: A client deserves the absolute loyalty of the person who hires!
6. Integrity: Unfortunately, genuine integrity may not be consistently maintained by all agents. You must deserve this behavior, all the time, and not just when it’s convenient!
7. Prompt; time tested; trends; confidence: The person you hire must earn your trust every step of the way! This comes from many actions and behaviors, which must be in alignment, such as proceeding with well-considered and timely actions, using time-tested techniques, and using current trends, which can make a difference, for the better!
8. Dirty; sale: What good is any agent unless/until they take advantage of professional selling, based on worthwhile sales techniques, and effectively close the deal to the customer’s satisfaction?
